SM Prime’s tallest skyscraper opens in Ortigas CBD

SM Prime Holdings, Inc. (SM Prime), one of the largest integrated property developers in Southeast Asia, has been making great strides in sustainable architecture as it continues to be a leader in in green engineering and resilient future-ready offices. This year, SM Prime enhanced the landscape of the Ortigas Central Business District (CBD) with the launch of the Developer’s tallest structure in its portfolio to-date—the 50-storey Mega Tower located in the SM Megamall Complex.

Raising the bar for offices in the metropolis

SM Offices, SM Prime’s commercial real estate arm, collaborated with Miami-based Arquitectonica, architect-on-record W.V. Coscolluela & Associates, and LEED consultant C.A. Tatlonghari, for the colossal structure’s innovative design and curvilinear and sculptural form. The Mega Tower is built for efficient density planning, with a core workspace of 92,055 sqm. and a minimum 2,000 sqm of typical leasable space per floor to cater to various business requirements in the Ortigas CBD.   

For SM Prime, integrating green technology is paramount. Even before “sustainable urban development” became a byword in recent years, SM Prime has been working towards reducing the environmental impact of its operations and leasable spaces. To this end, Mega Tower will also achieve LEED Gold certification.

Low Carbon Footprint

In line with this commitment, SM Offices employs low-carbon strategies for its office and commercial developments. Mega Tower is designed to utilize 14% less energy, built with a double-glazed facade that keeps heat out while its office spaces use energy-efficient air-conditioning equipment, lighting fixtures, lifts, and escalators. The building also consumes 30% less water through the use of water efficient fixtures and non-potable water for its landscape irrigation system.

Mega Tower’s strategic location and proximity to SM Mega Mall, various institutional offices, public parks, and residential subdivisions and condominiums within the Ortigas CBD also make the building exceptionally accessible, which encourages its tenant-partners, business locators, and their employees to walk and/or bike to work. Mega Tower also allocates parking spaces for low-emitting and fuel-efficient vehicles, as well as access to alternative modes of transportation, including train, public buses and jeeps, and shutlle vans. These efforts promote eco-friendly solution to help reduce vehicular emissions and lower the carbon footprint of the community.
