Filipinos prefer real estate property inheritance

When it comes to inheritance, the Filipino “silver market,” composed of those aged 60 and above, opts for real estate properties, among other tangible inheritances, to pass down to their heirs.

Upscale condominium Botanika Nature Residences is tucked in the most exclusive area of Filinvest City.

Residential property demand remains strong. Data from Colliers International show take-up of pre-sold condominium units in Metro Manila reached 54,000 in 2018, surpassing its previous record of 52,600 in 2017.

According to the Canada-based real estate services company, the growth was driven by strong demand from starting families and the influx of Mainland Chinese in the Philippines.

As residential prices continue to rise—22.2 percent for properties in the National Capital Region during the third quarter of 2019, according to the Bangko Sentral ng Pilipinas—they remain a hot investment.

Although options in real estate property are vast, the silver market is very selective and particular, a property developer said.

Premium condominiums, specifically, are their topmost consideration not only because they offer security, safety, princely amenities and convenience, but also guarantee their children and grandchildren a good future. Case in point, land prices in upscale Ayala Alabang in 2018 grew 15.8 percent from previous year.

Premium condominiums offer owners well-designed units and luxurious amenities, as well as profitable source of passive income.

Joining the growing list of premium condominium properties is Botanika Nature Residences by high-end real estate developer Filigree.

“Nestled in the most exclusive area of Filinvest City, Alabang, this low density condominium serves as an ideal ‘living inheritance,’ especially for young families looking for a stress-free and healthier life,” the developer said.

The units and amenities are purposefully designed by global designers and consultants led by Architecture International and Leandro V. Locsin Partners to improve the well-being of its residents—for instance, the residential condominium has a zen garden with a meditative garden where residents can reflect or be one with nature.

There is also the tiered pool, a combination of infinity and kiddie pools, in the middle of the development where residents can take a leisurely dip.

Botanika also features lush landscapes to rejuvenate the soul, enliven the body, and instill a sense of belonging within the community.

The sprawling multi-purpose lawn in The Courtyard provides residents a place to enjoy the fresh air as they read books, socialize with neighbors, or simply commune with nature. In the Sculptural Garden, with its outdoor play area and unique tree houses, kids can freely run around and play.

Aside from pleasure and luxury, real estate properties help parents secure a good financial future for their heirs.

Condominiums for rent offer a profitable source of passive income, especially when it is situated in a bustling city where everything is within reach.

“Botanika’s enviable location in Filinvest City—the vibrant premier central business district in Metro South—makes it a winning investment.”

With the city experiencing unprecedented growth as a new hotspot for major infrastructure, and base for local and multinational companies, a variety of leasing opportunities are available, immediately guaranteeing high profitability. Botanika profits from this growth, enjoying approximately 56 percent increase in land values since it was launched.

Within reach are top-notch academic institutions like De La Salle Zobel, San Beda College Alabang, PAREF Woodrose, and Southridge; Westgate and Festival Mall for shopping, dining, and entertainment; and Asian Hospital and Medical Center for world-class healthcare services.

Filinvest City is also strategically linked to major thoroughfares such as South Luzon Expressway, Skyway, Daang Hari, and Alabang-Zapote Road.
