Alveo Land’s Portico, a 3.6-hectare mixed-use condominium complex combining high-rise residences and townhouses with a retail development, recently bagged key plums at the 2018 PropertyGuru Philippines Property Awards. These were the Best High-End Condo Development in Metro Manila, and Best Residential High-Rise Development (Philippines).
“Portico is Alveo Land’s first development in Ortigas, introducing an ideal living experience that’s easy, seamless, and interconnected,” said Rufino S. Gutierrez, Alveo Land’s COO, at a recent press briefing.

“It has a classic and contemporary design with vertical and townhouse residences, quaint shopping and dining experiences, and green open spaces that form a refreshing retreat away from the buzz of nearby business districts,” he explained.
Gutierrez added that the P10 billion development, combining two residential towers (the Sandstone and Travertine), as well as its townhouse cluster (the Brownstone Villas and a townhouse cluster), connects easily to other CBDs like Makati, BGC and even Vertis North in QC via C5, EDSA, Shaw Boulevard and Ortigas Avenue.
He pointed to recent infrastructure developments such as the BGC-Ortigas Link and the Mega Manila subway that will further strengthen links to these key locations, making Portico’s address more appealing.
Varied living spaces
The Sandstone is a 43-storey structure with a high-glass ratio façade and only 11 units per floor. The Travertine is a 45-story residence offering more varied living spaces.
Portico has a studio, one-bedroom, two-bedroom and three-bedroom units, with unit sizes ranging from 30 to 130 sqm.
About 65% of the district will be allocated for lush landscapes, footpaths, and pet-friendly elements, Gutierrez revealed.
Still “quite a steal”
The Alveo COO pointed out that the development’s prices are still “quite a steal”, but as the Portico’s amenities start taking root, unit prices for both the towers and townhouses will naturally go up.
“Prices in the area are still good at P180 per square meter compared to P220 to P240 per square meter in BGC,” he said. “The Portico will be patterned after Serendra, with similar densities, open spaces, and walkable communities.”
